What is the Residence Club at White Point?
The Residence Club at White Point is a member-owned luxurious residence located within the prestigious White Point Estates community. The residence, known as Tidewatch, is a spacious three-bedroom, three-bath fully equipped vacation home located directly on the waterfront of Five Rivers Lake. Details of the interior of this stunning home are available elsewhere in this Preview Material, but the property can be summed up in one word: tranquility. Members will enjoy both lake and ocean views from many vantage points. You will relax in privacy in your own hot tub adjacent to your gazebo and waterside deck. You will host family and friends at your custom-designed barbecue area adjacent to your home. Separate yet convenient--you are only minutes from all the other amenities and services of White Point Beach Resort. Tidewatch and The Residence Club at White Point has something for every generation to enjoy.

What are the advantages of Residence Club membership?
The Residence Club at White Point has been designed to: provide more convenience, services, and amenities than are provided by an equally luxurious vacation home; provide owners with generous and flexible vacation use; remove the worries typically associated with vacation home ownership; and significantly remove the financial burden through common ownership of Tidewatch.

Is The Residence Club a typical timeshare development?
No. Timeshare properties are typically not as luxurious nor as spacious as Tidewatch and are used by more families. The Residence Club at White Point is owned and enjoyed much like a private equity golf country club. Residence Club members will have more vacation time available to them, on both a planned and a short notice basis. Plus the ownership is deeded in perpetuity.

Are there similar clubs at other North American resorts?
Yes. Affluent buyers at premier resorts such as Whistler and Muskoka Lake in Canada; Blackcomb, Aspen, Vail, Telluride, and Steamboat Springs in Colorado; Deer Valley, Utah; and Jupiter, Florida have enthusiastically embraced this concept. There is also an elegant residence club in Manhattan. Each of these residence clubs is owned and operated much like the Residence Club at White Point. New residence clubs are in development in a variety of other prestigious beach, golf, mountain and urban destinations.

How is ownership of The Residence Club evidenced?
Title is evidenced by a real estate deed, which is recorded and guaranteed by a title insurance policy. Each Residence Club Member is conveyed a debt-free, undivided, deeded fractional interest in Tidewatch.

May my Residence Club Membership be resold?
Yes. Like any other form of real estate, a Residence Club Member's undivided deeded interest can be sold or transferred by the Residence Club Member, or sold by a licensed real estate agent through a multiple listing service, subject to The Residence Club (by-laws.)

May more than one family or individual share a single Residence Club Membership?
Yes. Individuals may form partnerships or other entities to control a Residence Club membership. In the interest of efficiency, it will be up to the joint owners to designate the individual who may allocate reservations for that Residence Club Membership in compliance with the Reservations Policies and Procedures.

Will The Residence Club at White Point be open to the public?
The Residence Club at White Point is privately owned and operated for the enjoyment of Residence Club members and their guests. Prior to full subscription of Residence Club Memberships, limited public use may be offered by The Residence Club developer. The reservation rights of Residence Club Members will not be diminished by such use.

As a Residence Club Member, how often may I stay at Tidewatch?
Each Residence Club Member will own at least two full weeks at Tidewatch and therefore be guaranteed 14 days of residency per year. One of those weeks will be a fixed week in either the Premier or the Prime Season (see Residence Club Calendar) and a second week will "float" during the other Seasons and will require a reservation each year to facilitate residency. Members will also be permitted to make Short Notice Visit Reservations on a space available basis

How does a Residence Club Member reserve Tidewatch?
Both Premier and Prime Members will own fixed, guaranteed weeks that will require no reservations for residency from year to year. In addition, each member will own at least one additional "FlexWeek" that will float from year to year and will require that Members use the Reservation Procedure. Members will have a FlexWeek Reservation Period each year during which they may reserve their "floating" second week of residency. Members may also elect to not make a reservation during this Period and contact the Residence Club throughout the year to reserve their second week from among the remaining available weeks. Members may also reserve additional time through Short Notice Visit Reservations on a space available basis.

As a Residence Club Member, may I visit Residence Clubs at other resorts?
The Residence Club at White Point is a member of The Registry Collection; members will have the opportunity to voluntarily exchange residence privileges with members of other residence clubs in other prestigious resorts. In addition, members will have access to the entire collection of fine properties in Resort Condominiums International (RCI), and may choose to use their Premier, Prime, or FlexWeek to exchange for other vacation destinations.

Which family members have Residence Club Membership privileges?
Spouses have full Residence Club Membership privileges, as well as dependent children and grandchildren under age 22.

What do Residence Club Members pay when visiting Tidewatch?
The annual operating costs associated with the membership are paid quarterly, so unless they have incurred other resort charges, members pay nothing upon check-out at the end of their Membership Week and their FlexWeek. The Short Notice Visit stays will require only a housekeeping or "turn-over" charge to clean Tidewatch. If a Member will not be using his/her full complement of weeks in a given year, a pro-rata allocation of these quarterly fees will be computed and applied to any Short Notice Visit housekeeping charges.

What do the Annual Fees for The Residence Club cover?
The Residence Club Members pay annual fees for the professional management and operation of Tidewatch. Included in these annual fees are funds for supplies, housekeeping, landscaping and snow removal, security, utilities, insurance, property taxes, window-washing, labor, and a reserve account for refurbishment and replacement of furnishings, appliances, amenities and grounds of Tidewatch.

Who establishes the fees and controls the affairs of The Residence Club at White Point?
White Point Beach Resort, the Managing Agent of The Residence Club at White Point, establishes budgets and fees on an annual basis.

Do Residence Club Members have guest privileges?
Yes. Guests staying in Tidewatch with the Residence Club Member are not charged for Residence Club use. Residence Club Members may also invite unaccompanied guests to use their reservations without a Guest Fee. The only restriction on this privilege is that Short Notice Visits will be limited to Members and their guests only. No unaccompanied guests will be permitted to use Short Notice Visits.

May a Residence Club Member rent out Tidewatch to non-members?
No. As a courtesy to all our members, Tidewatch shall remain available on an exclusive basis to Members and their invited guests. .
